Bed-Stuy’s Changing Fabric: More Color But Less Cover? - Patch

Cloudy. Snow showers likely in the afternoon. Little or no snow accumulation. Highs in the lower 30s. West winds 5 to 10 mph. Chance of snow 60 percent.

As watchmen of the community, Bed-Stuy natives are the best narrators of gentrification’s outcomes. Two of the first things they point to are the disappearance of familiar faces and a shift in the neighborhood’s cultural fabric.

A core part of Bed-Stuy’s cultural fabric is neighborhood familiarity, where people know your name on the block and have seen you grow up, something that is often lost with the proliferation of high-rise developments. Longtime residents and their stories, community centers and historic buildings all contribute to Bed-Stuy’s essence.

The additions to the community may have increased the quality of life as it did the cost of living – all factors that increase the value of the neighborhood. However, many residents complain about downsides, for example, the departure of long time neighbors due to rent increases, and the closing down of many of their favorite businesses.

Nova Southeastern University has expanded to 90,220 square feet at Kendall Village Shopping Center and renewed 5,900 feet in the center’s Professional Arts Center.

Jamie Pudicombe of Palmaple Corp. represented NSU. The value of the leases was not immediately known, but both involved early renewals, said Berkowitz Realty group, the shopping center’s exclusive broker, in a statement.

The university’s growth was made possible by the exit from the center of Allstate Insurance , said Berkowitz Realty. CB Richard Ellis was marketing the 20,000 square feet for sublease on behalf of Allstate.

California Renter’s Insurance Quotes Reduced Drastically – Allstate Adjusts … - Star Global Tribune

Allstate Insurance Company announced that it is dropping insurance coverage rates for renters in California by 19.6% and for condo owners in California by 6%, effective immediately.

This break in insurance costs will be good news to California residents who until now have gone without coverage. According to a study Allstate conducted in 2008, less than 40% of California’s 5 million renters carry renter’s insurance. Findings indicate that many renters are unaware that their landlord’s coverage likely does not cover their tenant’s belongings.

Allstate reports that loss trends among renters and condo owners in California have been favorable, allowing the company to pass savings on to consumers.

Bill : Please tell this congress man he is out of touch with the unemployed! I’m glad he doesn’t represent... kemcha : Way to go, Boehner. We need to put an end to all unemployment because spending money we don’t have to...

I’ma Writer, Not a Financial Planner - Family Security Matters

I think it is an unimportant feature - just because Islamist infiltration and excessive PC has crippled Europe does not mean it will happen here.

Like many Americans, I searched for a new job in 2010. Although I wasn’t unemployed at the time of my search, I concluded that it was in my best interest to find a job with a company that offered more stability and in which my job skills would continue to be valued. When I was offered a position which fit my criteria, with room to grow, I opted to take it. This meant no longer living near family and friends, which would be hard. Thankfully, they were supportive of my decision and agreed this would be best. There was one other hurdle. I would need to sell my home.

Very quickly we realized the extent of the economic recession in Illinois, as there was no way our house would sell without our owing money. Like many Americans, we had three options. We could default, we could rent and try and ride it out, or we could short sell. Since we had invested a good sized down payment into the house, defaulting or short selling were not our first choices. We decided to rent if we could find a tenant.

Surprisingly, we did find a tenant who would pay us the same amount that would be required of us to rent a home out of state. Though we would have to continue to supplement the cost of our present mortgage because we would not be renting the house for the amount of our mortgage payment, we would not lose money. We could just hold the house until things got better. The Universe seemed to be smiling on us.

Allstate Cuts California Renter’s Rates 19.6% - PR Newswire (press release)

According to a 2008 Allstate study, more than 5 million Californians rent and fewer than forty percent have renters insurance. The study showed that more than half of Californians surveyed value their possessions at more than $10,000 . Nearly one third estimate the value of their possessions at more than $20,000 . According to Allstate, one of the biggest mistakes renters make is presuming their belongings are covered by whatever insurance their landlord has on the property. Generally, Allstate says, it's up to the renter to get coverage for their possessions. In most cases, the landlord's insurance only covers the structure and not the tenant's possessions. Leaving it up to the landlord will leave you unprotected if your belongings are lost, damaged or stolen from a rented house or apartment.
